Talking Manual (https://www.talkingmanual.com) has launched a version of its AI assistant built specifically for vacation-rental hosts and property managers, turning a single walkthrough video of a house into a guest-facing assistant that answers questions about the TV, the hot tub, the thermostat, checkout procedures and nearby restaurants. Guests scan a sign on the kitchen counter, or tap a link in their check-in message, and ask by voice, text or photo, in their own language, at any hour. The product is available now at https://www.talkingmanual.com/vacation-rentals, alongside a working public demo built for a fictional Cape Cod property called Tern Hollow Cottage.

Short-term rental hosts have long relied on printed welcome books or PDF guidebooks that guests rarely read in full. A thirty-page binder answers questions in theory, but a tired guest at 11 p.m. trying to figure out why the TV won't turn on is more likely to text the host than flip through pages. That habit produces a steady stream of repetitive, after-hours messages for hosts and property managers, many of them for the same handful of questions: wifi passwords, hot tub instructions, blanket locations, checkout steps. Talking Manual, a product of Archieboy Holdings, LLC of Marlborough, Massachusetts, was built to close that gap by turning the host's own knowledge of the house into an assistant that answers instantly rather than requiring a guest to search.

The setup process starts with the host filming a single walkthrough of the property on a phone, narrating it as if guiding a guest in person: which remote turns on the TV, where the extra blankets are kept, how the hot tub controls work. Talking Manual reads that video and drafts a written guide to every room in about a minute from a three-minute walkthrough, covering appliances, house rules and logistics. The host reviews and edits the draft before publishing it, and can add existing materials such as a welcome book, appliance manuals or a list of favorite nearby restaurants. Any door code, lockbox code or alarm code seen or heard in the video is automatically excluded from the guide, and the source video is deleted once it has been processed.

Once published, guests reach the assistant by scanning a printed sign placed on the kitchen counter or by following a link included in the check-in message, with no app download or account creation required. They can ask questions by voice, by typing, or by sending a photo of an unfamiliar panel, remote or appliance, and the assistant explains it using the house-specific guide the host approved. For questions about where to eat or what to do nearby, it draws first from the host's own recommendations, then supplements with a live search that is labeled as such so guests know which answers came from the host versus the internet. The assistant works in whatever language the guest asks in, without the host needing to translate anything in advance.

The system is built with fixed guardrails around safety and liability. It never discloses a door, lockbox or alarm code under any circumstance. If a guest mentions a gas smell, a smoke alarm or a carbon monoxide alarm, the assistant instructs them to leave the property and call 911 before anything else. And it does not have authority to grant a late checkout, an extra night or a refund; the assistant offers to pass those requests to the host's team along with the guest's confirmed contact information, so nothing falls through the cracks and no promise gets made that the host didn't approve.

"Hosts already know the answer to almost every question a guest will ask, they just can't be awake at eleven at night to give it," said Robert "Bo" Bennett, PhD, founder of Talking Manual. "We turn the walkthrough they'd give a friend into something that answers the same way, on demand."

The tool is aimed at individual hosts managing a handful of properties as well as professional property managers running larger portfolios. A host with a single cottage can film one walkthrough and have a working assistant within the same day, checking the draft guide before printing a sign for the counter. A property manager overseeing a dozen units with different layouts, hot tubs, or thermostats can give each property its own accurate guide rather than a generic house manual that doesn't match the specific unit a guest is staying in. Because the assistant logs an anonymous list of what guests actually ask at each property, hosts and managers can see recurring points of confusion, such as guests repeatedly asking about a particular thermostat model, and use that information to update the house guide or fix the underlying issue.

Setup costs $99 per property, which includes Talking Manual reading and processing the walkthrough video into a draft guide. After setup, usage-based plans start at $49 a month, priced the same as every other industry Talking Manual serves, including car and RV dealerships, game publishers and gyms. Property managers with portfolios larger than 25 homes are quoted directly. There is no cost or download required on the guest side; the assistant runs entirely from a scanned sign or a link, working on any phone.

Hosts and journalists can try the vacation-rental version of the product without contacting sales by visiting the public demo at https://www.talkingmanual.com/demo/rental, built around Tern Hollow Cottage, a fictional Cape Cod rental created for demonstration purposes. Its walkthrough video was built from computer-generated photos and narrated by a voice actor, then processed by the same system used for real host properties, producing the house guide the demo assistant answers from. Visitors can ask it how to work the TV or hot tub, send a photo of an unfamiliar thermostat, or ask where to eat nearby, with responses to nearby-restaurant questions coming from a real, labeled live search rather than scripted content.

The vacation-rental product launches as an extension of Talking Manual's broader approach: giving any product or property its own assistant, reached by scanning a code, that answers from documentation specific to that exact item rather than generic support content. The company launched in September 2026 with versions for car and RV dealerships, where the assistant answers from manufacturer owner's manuals and checks vehicle recalls live against the NHTSA database, and for board and card game publishers, where it answers from the official rulebook. It then added gyms, where a walkthrough video of the gym becomes an AI trainer. Vacation rentals mark the company's entry into hospitality, applying the same walkthrough-to-assistant model.
